About ICCF Community Homes

ICCF Community Homes is a long-established nonprofit affordable housing developer and services provider based in Grand Rapids, Michigan. Founded in 1974, ICCF builds, renovates, and manages affordable rental housing, operates a small family shelter, and runs homebuyer education, housing counseling, matched savings (IDA), and land-trust homeownership programs. In recent years ICCF has expanded preservation and community-development work across West Michigan, managing and preserving hundreds of affordable rental units while creating subsidized pathways to homeownership for income-qualified buyers. ICCF combines development, property management, and resident services to help low-income households, families experiencing homelessness, seniors, and young people aging out of foster care obtain and maintain stable housing. ICCF is an active, donor-facing organization with a public website, regular impact reporting, and recent capital campaigns and partnerships focused on creating additional affordable homes in the region.

Notable achievements

Building with Faith campaign

Launched in 2025 to convert underused church properties into affordable housing, the campaign surpassed its $12 million goal and is positioned to create roughly 200 affordable homes (approximately 100 for sale and 100 rental units) over the following years.

Preservation of affordable units

ICCF manages and has preserved more than 600–650 affordable rental units in the Grand Rapids area, maintaining long-term affordability and property quality through renovations and acquisitions.

Homebuyer outcomes (recent years)

Through homebuyer education, housing counseling, IDA savings matches, and the Community Homes Land Trust, ICCF helped dozens of households become first-time homeowners and graduated hundreds from homebuyer education programs (for example, 56 households became homeowners and nearly 500 people completed homebuyer education in a recent impact year).
