About COMMUNITY HOMES LAND TRUST
Community Homes Land Trust (CHLT) is a community land trust program based in Grand Rapids, Michigan that preserves long-term affordability by owning land and selling only homes to income-qualified buyers. The model allows qualified first-time buyers to purchase move-in-ready houses at reduced cost while the land is held in trust to keep resale prices affordable for future buyers. CHLT operates as an independent nonprofit entity aligned with ICCF Community Homes/ICCF Nonprofit Housing Corporation and is governed by a board that includes CHLT homeowners, community members, housing advocates, and ICCF representatives. In recent years CHLT has expanded lender partnerships, leveraged local grant support, and participated in ICCF’s broader housing campaigns to grow its permanently affordable home inventory and support West Michigan homeownership opportunities.
Notable achievements
Established permanent CLT inventory and assets
Built a permanent portfolio of land and related assets to support long-term affordable ownership; filings show the trust holding substantial land/assets on its balance sheet (reported assets in regulatory filings as of 2022).
Major campaign expansion enabling new homes
Contributed to ICCF’s recent housing campaign that surpassed its fundraising goal and funds an additional round of affordable homes to be placed into the CLT, expanding the number of permanently affordable units available to West Michigan families (campaign milestones reached in 2025–2026).
Leveraged local lending and grant support
Secured partnerships and grant support with regional financial partners to lower barriers for buyers (including a regional bank partnership and grant funding to assist eligible CHLT homebuyers in 2025).
